A 500-acre master plan: integrated campus planning begins at Blindman

Master planning for the Blindman lands is underway. Rather than a single building, the plan treats the site as an integrated campus: on-site power generation, precast Secure Data Halls, a future substation, an agritech zone fed by waste heat, and a landscaped campus entrance — seven zones on 119 titled acres, master-planned beyond 500.

The planning principle is phasing. Capacity is added in 10 MW steps, and each step is a complete piece of infrastructure — land, on-site power and a data hall shell — that earns its own permits, studies and public process before it is built. Nothing is assumed for the phase after.

At full build the plan provides 49 hall footprints. The first 10 MW is the plan of record for construction; 30 MW is the plan of record for the campus; anything beyond is a pathway, not a promise.

Alongside the site plan, the team is studying the world’s best practice in high-density compute campuses — power architecture, liquid cooling, acoustics and community integration — to set the standard the campus will be held to.
